We specialise in good quality rented accommodation ranging from one bedroom flat and houses to large detached five bedroom properties.
Type of Tenancy
This will normally be an Assured Shorthold Tenancy for a minimum contract of six calendar months.
This is payable per calendar month, in advance by standing order mandate. The rent due date is 01st monthly and proportionate rents may be calculated when a tenancy commences mid month.
The deposit will normally be equivalent to one months rent plus £100.00 which will be required in advance to be held against damage or dilapidations or non payment of rent etc, and is returnable, less any deductions, after vacation at the end of the tenancy. All deposits will be registered with a deposit scheme and you will receive a certificate of deposit registration.
An Application Fee
A fee needs to accompany the application form to cover our administration costs and reference processing. This amount will not be returned if you withdraw the application for any reason. Payment of your fee holds the property while the relevant checks are carried out.
A fee of £150.00 including vat is required for administration purposes to include tenancy and inventory documentation plus:
- The first applicant must pay a non-refundable reference and credit check fee of £50.00 which includes vat
- There is an additional non-refundable administration fee of £50.00 for each additional applicant which includes vat
- If a guarantor is required, then a non-refundable administration fee of £50.00 is payable which includes vat
- A final inspection fee of £30.00 including vat. This fee will normally be deducted from the deposit balance
Confirmation Of References
The property is not finally secured and confirmed until satisfactory references have been obtained and we have our clients final consent, all the legal documentation has been signed and all the monies due have been paid over and are cleared.
Advanced Funds Required
The rent and deposit and balance of any application fee due must be paid prior to commencing a tenancy. This money should be paid in Cash or Bankers Draft. Please note that if personal cheques or company cheques are to be accepted that this must be with prior agreement by ourselves and at least 7-10 working days must be allowed for clearance of the funds before moving into the property.
